You will be staying in someone’s home, so please treat it with care and respect. We love spending time here too and worked hard to make it special for both our guests and ourselves. Please leave the home the way you found it.
Check-in & Check-out
Guests must check-in and check-out by the times stated below;
Check-in by: After 5:00 PM via smart lock.
Check-out by: 11:00am on day of departure
Late Checkout Requests: Available upon prior request and subject to availability/extra fee (maximum 2-hour extension).
Unauthorized Late Checkout: A $50 lateness fee applies for every half-hour past 11:00 AM. Any guest remaining on the property 2 hours past checkout time without authorization will be charged the full nightly rate and must still vacate immediately.
Guest Occupancy & Age Requirements
Maximum Capacity: 14 guests maximum.
Minimum Booking Age: Primary guest must be at least 21 years old.
Unregistered Visitors: No outside visitors or overnight guests are permitted without prior approval. Only the guests listed in the confirmed booking are allowed on the premises.
Unauthorized Guest Policy: A violation will result in the immediate removal of all guests without a refund. Disturbances involving unregistered occupants will incur a $50 fine per guest.
Quiet Hours & Neighborhood Respect
Quiet Hours:
Weekdays: 9:00 PM – 8:00 AM
Weekends: 10:00 PM – 8:00 AM
No Parties or Events: Large parties and gatherings are strictly prohibited. Please keep noise to a minimum in both the front and back yards to respect our neighbors.
Commercial Photography: Permitted on the property.
Smoke-Free Property
No Indoor Smoking: This is a 100% smoke-free home. Smoking or vaping of any kind inside the house is strictly prohibited.
Smoking Penalties: If smoke is detected indoors, Airbnb will be notified, and a $350 fee will be applied (plus additional costs for deep deodorization).
Outdoor Smoking: If you choose to smoke outside, do not throw cigarette butts on the lawn, grounds, or community property.
Pet Policy
No Pets Allowed: To maintain a clean and allergen-free environment for all guests, pets are strictly not permitted.
Safety, Devices & HOA Regulations
Device Tampering: Tampering with, disabling, or covering smoke alarms or security cameras carries an automatic $200 fee.
No Fireworks Allowed: Fireworks are completely banned. Violations will result in a $500 fine from the Homeowners Association (HOA) plus a $500 fine from the hosts ($1,000 total).
Community Fines: Guests are fully responsible for paying any fines or violations issued by the HOA during their stay.
Operational Disruption Fee: If future reservations must be canceled due to guest negligence or misconduct, the guest will be billed for the full cost of those canceled bookings.
House Care & Waste Disposal
Sensitive Septic System: Please protect the plumbing. Do not flush or rinse down the drains: wet wipes, paper towels, feminine hygiene products, Q-tips, hair, or food scraps.
Trash & Recycling:
Regular Trash: Place trash in the provided garbage bags, tie them securely, and place them in the green bin outside.
Recycling: Place recyclables in tied clear bags or directly into the blue bin outside.
BBQ Grill & Fire Pit: Both features operate on propane gas. Propane is not supplied by the host; you are welcome to buy or exchange a tank at nearby stores such as Walmart or Lowe’s.
Damage Reporting: Please report any accidental damages immediately. Costs for damaged furnishings, property repairs, or missing items exceeding the deposit will be billed to the guest and reported to Airbnb.
Liability & Assumption of Risk
Homeowners are not responsible for any accidents, injuries, or illnesses that occur while staying on the property or within the community. Homeowners are not liable for the loss of personal belongings or valuables. By completing this booking, guests expressly assume all risks associated with their stay.
Check-out Checklist
Before you leave, please help us prepare the home for our next guests:
Towels: Gather all used towels. If possible, toss them into the washing machine and start a load—this saves our housekeeping team valuable time.
Trash: Dispose of all indoor trash bags into the appropriate outdoor bins.
Appliances: Turn off all lights, electronics, and HVAC units.
Lock Up: Ensure all windows and doors are secured, and lock the front door using the smart lock.
